Do you manage rental property in Humboldt County?
Yes. Lazzar Realty manages single-family homes, duplexes and small multi-unit rentals across Humboldt County, including McKinleyville, Arcata, Eureka and the surrounding communities. Management is handled in house, so when you call or text you reach the people who look after your property.
What does Lazzar Realty charge to manage a rental?
There are two fees: a one-time placement fee when a tenant is placed, and a monthly management fee. Both numbers are published on our property management page. We take no cut of maintenance spend, so no repair job pays us more than another.
What is included in full property management?
Marketing the vacancy and running showings, screening for the best fit for your property in compliance with California law, lease preparation and renewals, rent collection and disbursement, maintenance coordination with local vendors, notices, and a monthly owner statement.
Can you place a tenant if I want to manage the property myself?
Yes. Tenant placement is a separate service: we market the vacancy, show it, screen applicants, and prepare and sign the lease. You take over management from there. It is charged once at placement rather than monthly.
How do owners get paid?
Rent is collected and disbursed to you monthly, and your statement arrives every month without you having to ask. It sets out what came in, what went out, and what was spent on the property.
Do you handle maintenance and repairs?
Yes. Maintenance calls come to us rather than to you, twenty-four hours a day. We coordinate repairs with local vendors and Humboldt trades we have worked with for years, and we take no percentage of what a repair costs.
Do you work with owners who live outside the area?
Yes. Some of the properties we manage belong to owners living outside Humboldt County or outside California. The monthly statement, the disbursement and direct access by phone or text are the same wherever you live.
